The empty lot adjacent to the Joost-Baden Mini-Park at 149 Mangels Ave. was bought recently and plans submitted by a developer to the Planning Dept to build a structure on the property. Below, photos of park and site.
[Update May 24: The neighbor resolved their contentions regarding the plans of the owner of 149 Mangels, and the Discretionary Review was withdrawn, a good outcome.]
A discretionary review filed by the neighbor on the east side of the structure (PDF) is on the agenda for the Planning Commission meeting on May 23rd (City Hall Room 400, 1 PM). The discretionary review document provides a thorough-going history of this steeply sloped and troubled property. Plans by the owner can viewed here (PDF).
The officers of SNA have concerns about the impact on the park and the aesthetics of the face of the building fronting the park. Sunnyside residents can voice their concerns to the Planning Commission by attending the meeting (item won’t be considered until after 3pm).
